Blackrock, developed by Pulte Homes, is a 139-home mini masterplan located in one of the two main affluent areas in the Las Vegas market, the Green Valley area of Henderson. The community has three collections of homes that appeal to a wide range of buyers, including families, executives, and empty nesters. This feature will focus on the smallest offering that caters to move-down buyers, Collection 1 (located on cul-de-sac on the lower right side of the site plan). These single-story homes range from 2,191 to 2,456 square feet, with lots averaging 6,600 square feet, or 55 feet wide by 120 feet deep. Based on the average lot size, the net density is approximately 4 per acre. Blackrock opened for sale in January 2018, and Collection 1 has sold an average of 3 homes per month. Now the whole community is close to selling out (as of June 2019). Prices for Collection 1 start in the high $400,000s. 41 of the homes built at Blackrock will be from this collection.

Blackrock has a prime location for many reasons including where it is within Henderson to the site itself. The community benefits from being close to entertainment and near the core employment corridor where dirt is becoming harder to find. The gated community has a private drive up to the homes, which are located on a ridge line. This topography provides great views for some of the homes. The grading of this hillside community also allowed for unusually large home sites for the market, some of which have yards that are 40 feet deep.

Blackrock was envisioned when the Desert Contemporary architectural style was just starting to take off in the market, so Pulte took the leap and designed the whole community in that style. The beautiful gated entry sets the stage for the community’s style. To create diversity in the street scenes within this single style community, Pulte created a spectrum within the style, ranging from a more traditional take on the modern elevation (as will be seen in the Collection 1 model) to more edgy elevations. Instead of having premiums for one elevation or another, all the elevations are similar in price.

Pulte worked with their in-house architecture team to design the homes. Collection 1 is designed for empty nesters who are moving down from larger homes. Due to the higher bedroom count, the collection has also been appealing to move-down buyers with children in college who will still be visiting and even young families. The tour includes the only model for Collection 1, the Parklane.

The Parklane is the most popular plan in the collection and, since Pulte builds this plan in other communities, is one of the best-selling plans in the overall Las Vegas markets. The model features the more traditional take on the modern elevation with a more traditional house shape and a gabled roof line paired with more modern accents like the heavy trim at the windows and door as well as the vertical stone accent.

While the home does not have a front porch, it does have a front courtyard that can accommodate a gathering area or even a garden. The way the pavers are used in the front courtyard and how they continued the same treatment up to the front door helps to tie the areas together and make it look bigger.

The deep entry provides a more significant statement and shades the front door from the hot desert sun. The deep entry also enables the home to include a glass front door while still preserving some privacy, since it is less visible from the street.

The Parklane is 2,456 square feet with 3 bedrooms, a den, 2.5 baths, and a 3-car tandem garage. This flexible floor plan can include up to 5 bedrooms and 3.5 baths, which makes the plan appealing to a wide range of buyers. This single-story home is 45 feet wide. Options featured in the model include an entry gate, an open-corner sliding glass doors at the great room, what Pulte calls an “executive island” in the kitchen, and a barn door and walk-in shower in the master bath.

The foyer feels even bigger than it is due to the glass in the front door and high ceiling. The optional tray ceiling and herringbone pattern on the floor enhance the space.

The two secondary bedrooms are located at the front of the home, which provides greater privacy for these bedrooms.

The two bedrooms share a bathroom off the hallway. The home can include up to two more bedrooms, which take the place of the den and the tandem garage space if included. The potentially high bedroom count paired with the smaller square footage make this plan appealing to younger families.

The den could function well as an in-home office, especially with the options like French doors or barn doors that help to add privacy. Privacy is key in a more formal in-home office, especially for a family buyer. The space can also option as an additional bedroom.

The main living areas are grouped in an open L-shaped great room. Oversized windows and upgraded stacking doors fill the space with light.

Pulte worked with their in-house team to merchandise the models. The team did a great job of balancing a modern style with a more traditional feel like they did in the elevation.

The kitchen has been beautifully upgraded with cabinets that stretch to the ceiling and an island that has plenty of prep space and an informal dining area. Open shelving at the ends of the island is a nice touch.

A huge walk-in pantry is hidden behind what looks like a wall of cabinets, providing a sense of a hidden room of sorts. The walk-in pantry is well-sized and can be upgraded to be even bigger.

The kitchen fit and finish also have a nice modern traditional feel with shaker cabinet doors paired with more modern looking handles. The gray and white color scheme provided a nice transitional look as well.

While stacking glass doors come standard off the dining area, the model features the open-corner sliding glass doors, which enhances the indoor/outdoor connectivity of the home.

The Parklane has multiple outdoor living opportunities, from the front courtyard to the covered patio to the backyard. The covered patio and backyard have been thoughtfully merchandised to highlight the entertainment value of the spaces.

The rear elevation is simpler than the front but includes lots of oversized windows and carries over the heavy trim around the windows.

A vestibule separates the master suite from the great room, which is helpful in single-story homes, since it better defines the public and private realms.

The master bedroom is spacious and includes an upgraded enhanced tray ceiling and a unique collection of windows made possible by the modern elevation style.

The upgraded barn door is a nice addition, since it provides visual privacy for the bathroom and adds some charm.

The modern traditional feel of the home continues in the master bedroom with the shaker cabinetry and modern pulls seen in the kitchen. The unique Moen faucets add interest to the space.

Instead of featuring the bath and shower that come standard, the model includes the upgraded walk-in shower with glass surround. What a great setup with a dry area, built-in bench, and dual shower heads. A collection of bullet windows brings in light while preserving the privacy of the space.

The Gardengate is 2,294 square feet with up to 5 bedrooms, up to 3.5 baths, and a 3-car tandem garage. The home has two bedrooms at the front as well as a den. The covered patio is tucked into the home between the master suite and dining area. Since it is bordered on three sides by the home, it feels like an extension of the indoors. This single-story home is 45 feet wide.

The Stella is the smallest plan at 2,191 square feet. This 45-foot-wide home can have up to 4 bedrooms, up to 3 baths, and a 2-car garage. While similar in layout to the other two plans, it lacks the tandem garage space due to the smaller square footage.
